Customer had moisture and water staining on certain spots of his wood flooring. Tested potable water system and determined that there where no leaks on his water lines. Explained to customer that the moisture could be a result of many different issues such as a bad moisture barrier between concrete and flooring, or possible a leak in his drains. Recommended performing a hydrostatic test on drains to determine if it is in fact from the drains or not
Upon arrival tenant informed me that the drain had been leaking. Snaked customers bathroom sink by removing P trap. Upon removal of P trap the bottom portion crumbled. I was able to clear clog via snaking. Replacing bottom portion of P trap with new ABS pice and ran water for several minutes. Due to the conditions of the p trap assemble and the slight leak at one of the connections I strongly recommend replacement of trap assembly
When running water through kitchen sink, notice on the camera that the sink was not draining properly. Decided to go underneath the home and see what was going on. One of the Combee connections had a good size crack in it, which caused the water to drain in the dirt underneath. That will eventually cause a foul odor that while rise to inside the home. Home owner excepted the estimate. We were successful removing the large section of cast pipes that were leaking and replaced them with a new section of Abs pipe and parts. We weren’t able to get perfect grade from the bathroom sink drain because part of the cast iron was back-graded but we were still able to lower as best as we could. As long as the tenant does not throw anything down the drain that shouldn’t be there shouldn’t be any issues. We still recommend the rest of the cast iron section be replaced to prevent any kind of future issues. The only recommendation I have left to repair is the other root intrusion that is underneath the
Ran the camera through the clean out in the backyard and found two root intrusion the second root intrusion was covering the whole pipe and prevented me from snaking and running the camera the rest of the line. Recommended to owner to do a spot repair. After getting authorization from the owner to get we starting working on the spot repair. We were successful on removing the pipe of root intrusion and while the line was opened we decided to run the snake to clean out whatever was left inside the drain. I pulled out a good amount of hair from within the drain. I recommended to the tenant to buy strainers for the bathroom tub to catch all that hair. I also ran the camera in the line to see the condition of the pipe. I found that the cast iron have a good amount of corrosion in them. I decided to run water to make sure everything was draining properly again. While running the water in the kitchen sink I noticed there was no water coming out the drain. Notified the owner that his tenant has two root intrusion in main sewer line. The second root intrusion is very large to the point where I was unsuccessful running my camera and snake past it. I highly recommend an emergency spot repair for the second root intrusion. I also was made aware from the tenant that there was clog in the laundry sink, there was no visible clean out. Did not want to take apart cast iron P trap because I didn’t want to risk breaking it. Recommended to replace cast iron P trap with new tubbing P trap.
Upon arrival owner notified me of the of the possible leak he was having from the irrigation line. When determining the leak I first checked if the meter was spinning after turn the valve back on. The meter was indeed spinning when the valve was turn on and stopped spinning when the valve was shut off. Owner also notified that he noticed when the meter was on there was water gushing out of the area drain that leads to the curb. I ran my camera up the area drain from the curb to see if I could figure out where the leak was possibly coming from. I was only able to run the camera approximately 30 ft because of roots blocking the rest of the way. I then ran my camera from an area drain in the backyard that water in it. I was able to run the camera approximately 5 ft because part of the drain was collapsed. Customers water heater is not to code and wishes to have to brought up to code
Replaced customers 40 gallon water heater as well as her old gate valve with a new quarter turn ball valve. We noticed customer did not have any earthquake straps for water heater and highly recommended installation of them but customer declined to have this work done.
Upon arrival tenant notified me of the problem they were having at the toilet and shower tub. Both were backed up and draining very slowly. I decided to go through the two way clean out in the front yard but was. It able to locate where the clog. I then decided to go on the roof and see if I could go through the vent but was not successful either. I then went through the laundry drain. I was able to go about 10 ft but was not successful in pushing past that point. At that point I decided to pull the toilet and noticed there was toilet paper inside the flange. I ran my snake through the flange and noticed I was hitting something 10 ft in again. I ran the snake back and forth for a while in that area and eventually I was able to clear the clog. I ran the camera down the flange and noticed that there was a Tee in the line which probably had toilet paper stuck in. I also noticed that there was approximately a 10 ft. belly in the line. Hydrojetted customers main sewer line from accessible cleanout to the city sewer line. Followed up with a camera inspection and found that customer had a large offset. Recommended digging down to offset and replacing a section of sewer line.
