Customers pocket door is not sliding in and out correctly and wishes to have track repaired
Customer is hearing a dripping sound in ceiling below master bathroom. Recommended opening up ceiling downstairs to try and detect where leak is coming from.
Customer is performing a bathroom remodel and wishes to have plumbing for shower, bathroom vanity and toilet moved. Customer had already performed demo and majority of jackhammering needed.
Customers men’s toilet near ramp was clogged. Was able to snake toiler in order to clear clog.
When I arrived to tenants unit and inspected the bathroom shower.There was a good amount of standing water in the tub. So I snaked it through the overflow and pulled out a decent amount of hair. Recommended the tenant to get a better strainer to catch the hair before entering the drain.
Customer had a leak underneath the toilet due to a failed wax ring. I pulled and reset the toilet and added two wax rings.
Removed customer old leaking water heater with a new Bradford white 50 gal. Customer did not want an expansion tank and also did not want a sediment trap. I replaced the original supply lines as well due to them being calcified, with new supply lines.
Customer had a possible small leak underneath the toilet. I pulled the toilet and did see any damage to the flange, nor did I see any major damage to the floor. Issue was solved by adding two wax rings.
After inspection of shower valve I saw that there was a slight drip coming from where the hot water line was soldered to shower valve. Removed this connection and re soldered. Customers cartridge was also dripping. Replaced cartridge. This work was done under warranty
Customer had water seeping underneath the base of the toilet. After removing toilet it was determined that the wax ring was the issue. Customer also has the tile set about a half inch above the flange, which is the reason why there isn’t a good seal. Two wax rings were added to the customer flange and after resetting the toilet, I flushed it 5 and did not see any water at the base. The issue has been resolved.
Tenant had a leaking hose bib and instead of replacing the hose bib, tenant wanted us to cap the line instead.
The customer is having his tub enclosure re-surfaced and would like to have his tub/shower valve removed and replaced along with the trim. The cost listed below includes labor and the Moen shower valve. The customer will reimburse the cost of the trim.
Several units around 207 where clogged. Performed hydrojetting via cleanout behind unit 207 and was able to clear clog. Followed up with camera inspection and saw the claim sewer main had several low spots which I believe to be causing the clogs.
Customer had a leaking hose bib in the backyard. Replaced it with a new 3/4 FIP hose bib.
Was able to clear clog for unit 218. Performed camera inspection and saw customers sewer line where cleanout and sewer main connect has flattened causing issues with drainage. Recommended digging this section up and repairing to prevent further clogs. After clearing clog for 218 management explained that unit 266 was clogged as well. Removed clog and saw customer has large root intrusion which was the cause of the clog. Recommended digging this section up and repairing damaged section to prevent further clogs. After clearing these two clogs Maitnace notified me that several units around 207 where clogged as well attempted to clear clog but was unable to with my cable snake and recommend hydrojetting for 495.00
Customer wants estimate for installation of customer supplied vanity Installed customer supplied vanity, counter top, sink, and faucets. Also replaced angle stops and supply lines.
Customer believed to have a leak in the bathroom shower of the casita. After inspecting the shower and the meter it was determine that there is more than likely no leak. But did inform customer that if things seem to. E getting worse to give us a call.
Customer had a clog in her kitchen sink and also said water was coming out of the bathroom sink. Ran the snake through the kitchen clean out and did find a lot of gunk in the drain. After a while was able to clear out the drain. Ran water for approximately 10 minutes and did not have any clogs and ran the water in the bathroom sink as well, did not have any issues as well. After running water through the sinks I lastly ran the camera through the clean outs on the side of the apartment and did not see any issues.
Tenant previously had major draining issues in both the bathroom sink and kitchen sink. I had to descale both sinks and there was a lot of gunk I’m the drains. I also pulled out some hairs in the bathroom sink. After a while I was able to run my descaler about 20 feet into the line which tells me that I was able to make it into the main. I was the water for approximately 10 minutes on both the kitchen and bathroom sink and was able to o drain both successfully.
Customer wishes to have two separate estimates. One for just plumbing to include, installation of new shower valve, moving plumbing to accommodate moving of bathroom vanity, moving of toilet drain and water line over approximately 6” as well as installation of hammer arrestor in front of home. Second estimate to include complete bathroom remodel to include the plumbing mentioned above.
Augered customer’s toilet for a while to make sure that toilet was functioning again. Flushed the toilet 5 times and had no issues, nor did I see water leaking from the base of the toilet. Ran water in the bathroom and sink for about 10 minutes to make sure that there wasn’t was a main line clog. It appears the issue was at the toilet and customer did inform me that the person that uses the toilet does tend to also use a lot of toilet paper.
Recommended customer to have fill valve replaced but customer declined and will change it himself.
Customer has a failed pressure reducing valve that needs to be replaced because pressure was reading at 100 psi. I replaced the old Prv with a new Prv and customer requested that pressure be set at 70 psi.
Attempted to hydrojet 4” area drain located behind unit 7B but was unable to get the line cleared due to large amounts of debris in the line. Recommended digging up damaged section of line and repairing line. While line is open and repaired we will perform further hydrojetting in attempt to clear out the rest of the dirt After digging up and exposing the 6” main area drain located under the shed we discovered that the 4” area drains located on the other side of the fence had never been connected. Cut out section of the 6” area drain and connected the 4” area drain.
After inspection of water heater I saw customer had an improper fitting on the gas line that blocked the flow of the gas to the water heater not allowing it to properly work. Removed fitting and added a properly sized shut off valve, supply line and adapter
