Customers water heater is leaking and recommended replacing with new 40 gallon Bradford white water heater. Customer decided to have water heater replaced. Uninstalled original water heater and parts. Hauled it away. Installed a new Bradford white water heater, expansion tank, emergency shut off, sediment trap, and gas/water supply lines.
After inspecting the sewer underneath the office with our camera equipment. We noticed that there were multiple cracks in the main sewer line, which was causing the clogs and foul odors. The only option would be to replace the old cast iron line with new abs line. Management took action and decided to have us replace there drains underneath the office building. We replaced the kitchen clean out, Ptrap for the water heater, toilet flange, and added a two way clean out, right outside the office building. The line after the two way clean out is still cast iron and should be replaced eventually or add another two way clean out near the laundry room. We also did a rough patch on the concrete and should be let dry for at least 24 hours. The drains underneath the kitchen sink were also replaced.

The drain in the main office was clogging, attempted to snake the drain but could not pass the snake through. Decided to use shop vacuum to remove the water and figure out what was preventing the snake from passing. After removing the water, it appears that there was a 4 in galvanized pipe in the drain. After removing the pipe, I tried running my snake again but still couldn’t pass through. I believe that there might be something lodged in the line but cannot not retrieve because it’s pass what can be seen. My recommendation would be to break open a section of concrete around the drain, expose the pipe, and cut out a open a two foot section. After the section has been cut run a camera down the line and see the condition of the pipe. Then replaced cut section with new abs parts.
Customer wishes to have Moen flow sense valve installed
Upon arrival customers bathtub was full of water and not draining. Snaked bathtub and pulled back large amounts of hair and several plastic pieces. Ran water and bathtub was draining. Customers toilet was also clogged. Snaked from cleanout and saw customer had corroded cast iron piping that was causing the clog. Recommended descaling of sewer line.
After inspection of customers system I was able to determine that they in fact did not have a low pressure issue. Checked pressure at hose bibs and connections for washer and dryer and pressure was at 75 psi. Only location that had low pressure was the hot side of the faucet in the bathroom. Removed cartridge and saw that there was large amounts of debris in the line. Re installed cartridge and pressure was back to normal. Tenant also complained that tub spout was a little loose . Only way to properly secure would be to open up drywall behind valve and properly strap.
After performing inspection and running several tests, I believe the issue to be with the section to piping from the shut off valve just past the water meter. I recommended either having the park replace the meter to see if that fixes the issue or getting permission from the park to remove the meter and do a temporary connection between the shut off valve and house to see if the pressure issue still occurs without the meter being installed. To do this customer will be looking at about $350.00. If pressure issue still occurs then we will need to run other test to try and determine the issue
Customer reports constant back up at kitchen sink. Requested a snaking and camera inspection of the line from the cleanout. Once we exposed the damaged drain pipe we. found that the pipe had crumbled and was causing it to clog. We also performed additional camera inspection and found the pipe had an approximate 1' linear crack on the bottom of it. The pipe also had a heavy amount of scale and corrosion built up inside of it and would not allow the camera to pass through. Additional work to expose the damaged pipe needs to be done. We performed additional excavation to expose the kitchen drain and try to find a viable section of pipe to connect to, eventually reaching the an area inside the pantry. Inspection of the remainder of the pipe revealed additional issues requiring more work. The customer halted work in the middle of the project for unknown reasons. Certain aspects of the original contract were not completed resulting in a reduction in overall cost from the original contr
Customers insurance is requiring home owner to install water leak detection system with automatic shut off, that all water supply lines are steel braided, a new water heater, as well as a pressure regulator installed.
Customer had water staining on baseboards surrounding toilet. Went in attic and inspected water line to make sure there where no leaks above head. Everything in the attic was dry. Removed toilet and saw wax ring had failed. Appears water was seeping under tile and coming up where baseboards where located. Replaced wax ring and flushed toilet several times and everything was working properly.
